Frequently asked questions
How are Malaysia home loan repayments calculated?
Repayments use the standard amortisation formula: the balance accrues interest at the periodic rate, and a level repayment covers that interest plus a slice of principal. Early payments are mostly interest; later ones are mostly principal.
Does paying extra actually help?
Yes, substantially. Extra repayments come straight off the principal, so they reduce every future interest charge. On a long loan even a small regular amount can cut years off the term.
